· Look into seller financing or lease options. These deals allow you to acquire a property with little to no money down. We can finance up to a 100% seller financed deal. There may be gold in your back yard, my opinion is, this strategy works well if you have a personal relationship with the seller.

· Secondly, if You own an investment property that is free and clear or has a large amount of equity, we can use that as collateral, thus reducing the amount out of pocket to potentially zero. Some investors primarily use this investment strategy, it completely minimizes their personal funds in a deal.

· Don't underestimate the power of negotiation. If you find a property that you believe has potential but is priced higher than you'd like, don't be afraid to make an offer below the asking price. I’ve witnessed 50K being knocked off by asking.

· Get a partner who can provide the funds for the down payment in exchange for a percentage of the profits. Don’t be too greedy, some money is better than no money. Seasoning of funds isn’t a problem for us.
